How Mold Testing Works
Concerned about mold? We make it easy to get clear answers. Here’s what to expect from a professional mold inspection and testing process.
1. Schedule Your Mold Inspection
Book online or by phone. We'll confirm your appointment and make sure we understand any specific concerns, symptoms, or known water issues in the home.
2. On-Site Inspection & Testing
We visually inspect for signs of mold or moisture issues. If warranted, we collect air and/or surface samples using professional equipment. The process is non-invasive and typically takes under 90 minutes.
3. Lab Results & Report
Samples are sent to an accredited lab for analysis. You'll receive a detailed digital report within 1 to 3 business days, including spore identification, counts, and recommendations for remediation if needed.
What You Should Know
Mold inspections are helpful when buying a home, following water damage, or if you suspect hidden moisture problems.
We use specialized tools like moisture meters and thermal imaging to locate possible problem areas.
Air sampling identifies mold spores present even when mold isn't visible – helpful for allergy and health concerns.
We provide unbiased information – not remediation – so you can make informed, pressure-free decisions.
Our mold inspection & testing packages start around $300 for 2 mold test samples. More intensive, but more accurate, testing may require a custom quote. No hidden fees—just transparent pricing.
Most mold inspections and sampling take 1–2 hours, depending on the size of the home and number of sample locations. The lab analysis typically requires 24–48 hours for results.
You’re welcome to be present and it’s often helpful, but it’s not required. You’ll get a full written report with findings, explanations, and next steps either way.
You’ll receive a detailed, easy-to-read report showing where mold was found (if any), what species or levels were detected, photographic evidence, and remediation recommendations. Use this report to guide repairs, negotiate with sellers, or choose a remediation contractor.
Yes—our team can also test for radon, asbestos, lead, and more. You can bundle these with mold inspections for convenience and cost savings.
